I have learned about “Green” builds and have 'built green'.  I understand framing strategies from both the perspective of the framing contractor on site and the owners. My experience as a Home Inspector and Project Manager has revealed a surprising number of relatively new builds that have water infiltration issues. Primarily around doors, windows, decks, and mechanical penetrations. Regardless of the finish of the building, it is astonishing how many show evidence of water infiltration after only a few years. This experience underscores the need for proactive building consultation services to address these issues early, ensuring the longevity and integrity of residential constructions. If it remains uncorrected, this can lead to thousands of dollars in damage. As building consultants, addressing and remedying these infiltration challenges is crucial to preserving both structural integrity and financial stability for homeowners and developers alike

The material and the workmanship are the primary issues. During the new building consultation, demonstrating to contractors what products to use and teaching trades how to properly wrap a building can greatly reduce water infiltration issues. 

It has been a frequent practice to ‘face seal’ door and window installation. GROUNDWATER CONSULTING

While attending the University of Lethbridge, I became a member of the Water Institute. In and around Lethbridge several serious coulee wall failures were threatening residential properties. The Institute was tasked to determine the cause and possible solution to the slumping of coulee walls. These walls had been stable for hundreds of years and were failing. This experience influenced my perspective on new building consulting, emphasizing the importance of proactive measures to ensure the long-term stability of construction projects. Collaborating with professors in the Institute, we undertook an extensive multi-faceted study.  I was fortunate to be part of this study and as a part of the project, I wrote a paper titled Rising Urban Groundwater (RUG). This experience was pivotal in shaping my expertise in groundwater consulting.


The premise was groundwater was rising due to human activities. Overwatering, water main breaks, leaking man-made lakes, and other sources of water were charging the groundwater system faster than it could be absorbed into deeper depths. The increased quantity of groundwater would then move laterally until reaching the coulee walls. The liquefaction of the soils and increased weight of the water would cause catastrophic failures to the slopes. This scenario underscores the critical role of building consultation in mitigating such risks through informed planning and water management strategies.

It was determined that the slope failures would occur between 25-40 years following major urban development. The rising groundwater would rise to critical depths and threaten slope stability and properties.

After graduating from university, I applied my knowledge in groundwater consulting to practical use. Entire neighborhoods of older homes could have groundwater only a few feet below the surface. This could cause chronic water issues in basements.  Newer homes with fully functioning weeping tile and sump pumps keep RUG at bay. Even so, the groundwater could be only inches below the foundations. Any major rain event or even leaving a hose running could cause water infiltration.
